RENTAL INFORMATION

Thanks for your interest in our properties! Please see below for general FAQs, rules and guidelines for our tenants. If you have other questions, click here to contact us. 

NON-SMOKING

All units are non-smoking indoors. Failure to comply could result in fines, cleaning fees and eviction.

DEPOSIT

A deposit is required to reserve any unit. This refundable-deposit will be returned upon termination of the lease barring any damages or excessive cleaning fees which will be deducted from the deposit amount.

LANDSCAPING

Tenants are responsible for lawn maintenance every 7-14 days if needed. Any city fines for an unkept property including trash, overgrowth, litter, etc. is to be paid by the tenant.

ASSISTANCE

Yes, we do accept Section 8 and Tribal housing assistance so long as all necessary paperwork and approvals are communicated in advance.

RENT

Rent is due no-later-than the third of every month. We accept cash, money order and cashier's check. Late fees will apply p/day until paid.

PETS

Tenants are allowed pets with pre-approval from the landlord. A $100 non-refundable pet deposit is required for each pet along with a monthly fee of $25. Vet documentation showing flea and tick treatment may also be required. Exceptions apply.

PROPERTY REPAIRS

Tenants are to report all property damages or needed repairs to us ASAP before the problem gets worse. Call to report appliance outages, structural maintenance needs, plumbing and electrical problems immediately upon discovery. 

PAYMENTS

Payments can be mailed or paid at our office at 1401 Cradduck Rd., M-F, 8AM-5PM. An after-hours secure drop-box is also available at our office.

UTILITIES & BILLS

Tenants are responsible for setting up, paying, and turning on/off water, trash, gas and electric utilities. Some exclusions apply based on property location. Call us with questions.

OCCUPANCY

Only the Tenant, and their immediate family if applicable, are to live at the property. All persons living at the property are to be disclosed prior. Occupancy by anyone else for more than (7) consecutive nights is a breach of contract. No subletting allowed.
